HOMEOWNER GUIDE

Home Renovation Guide for the Niagara Region

Practical advice from BDC General Contracting for homeowners in St. Catharines, Niagara Falls, Welland, and across Niagara who are planning a renovation, repair, or exterior upgrade.

Plan around Niagara's freeze-thaw climate

Niagara winters swing above and below freezing many times a season. Water that gets into siding joints, deck boards, fence posts, or basement walls expands as it freezes and slowly opens gaps. Good exterior work starts with drainage: siding installed over a proper weather barrier, deck ledgers flashed against the house, and fence posts set below the frost line with gravel at the base so they don't heave or lean.

Kitchen and bathroom renovations

Kitchens and bathrooms return the most value, but they also involve the most trades. A typical project moves through demolition, rough plumbing and electrical, drywall, flooring, cabinetry, countertops, tile, and fixtures. Working with one contractor who coordinates each step keeps the schedule tight and avoids finger-pointing when something doesn't line up. In bathrooms, proper waterproofing behind tile and good ventilation are what prevent mould and failed grout years later.

Finishing a basement

A finished basement can add warm, usable living space, but moisture management comes first. Before framing, check for water entry, grading issues outside, and sump performance. Insulated, moisture-resistant wall assemblies and the right flooring — such as luxury vinyl plank — keep the space comfortable and durable.

Choosing a contractor

Ask who will actually be on site, how changes are priced, and how long the job will take. Get a written quote, look at recent completed work, and read local reviews. An owner-operated contractor gives you one accountable person from the first visit to the final walkthrough.
